Duplicate Listings and the 2-Year Rule

Each property should be listed once in each category. This keeps search results fair for everyone and means seekers always find your original listing.

The 2-year rule

  • A listing can stay on the website for up to 2 years from when it was first posted. (Short lets and Premium Plus listings aren't affected.)
  • During that time, please keep using the same listing, even if the price or details change: just edit it.
  • After 2 years, the listing can't be republished. If the property is still available, you're welcome to post it as a new listing.

Moving a listing back to the top

Deleting a listing and posting it again, or posting the same property twice, isn't allowed. The best way to bring an older listing back to the top is a boost, which places it with the newest listings on the day you use it.

What's fine

  • The same property listed for sale and for rent as two listings, each with the right price.
  • Different units in the same building or estate, each as its own listing.

Deleted a listing by mistake?

Go to My Listings → Deleted and select Restore. Listings you deleted yourself can be restored if they were added in the last 2 years. Then publish it when you're ready.

If you post something that looks like an existing listing

You'll see a message: This looks like a listing you already have. You can bring back or open your older listing, boost it, or tell us it's a different property.

If we find a duplicate

We keep your older listing live, unpublish the newer one, and email you with the subject You have posted this property more than once. If you think we've made a mistake, just reply to that email and we'll take another look.

Repeated re-posting can lead to limits being placed on your account, so please use boosts to keep your listings visible.
