Terms of listing a property

At all times, the content added to our website is our responsibility and therefore we vet all listings added to ensure the content are accurate and appropriate.

When using our website, we have a reasonable expectation that the user will advertise only real estate related property that is genuinely available for rent or sale. During our review, we sometimes come across listings that do not comply with our expectations and these listings are highlighted for further review. 
We know that mistakes can be made and when we spot any errors, we will immediately correct them or email you to correct them. However, if a user continues to repeat the errors, we will have no choice but to prevent the user from editing their listings after we have reviewed them. 
Please see below a list of reasons why your listing may be flagged and the action to take if any to get it republished. 

1. Duplicate Pictures (Listing Sharing the Same Pictures)
Only pictures relating to the property being advertised should be added to the listing. We appreciate that houses built by the same developer in the same area, usually an estate tend to have identical interiors and for this reason, you can use the same pictures for properties at the exact same location.
However, we do not expect houses at different locations and of different types to share pictures as it is unlikely that the interior is the same.
For example, a 2 bedroom and 3 bedroom both located in Amen Estate can share the same pictures but a 2 bedroom in Amen Estate and a 3 bedroom in Ajao Estate cannot share the same picture.

Using the right pictures increases the integrity of your adverts.

What needs to be done

We acknowledge that mistakes can be made when uploading pictures and users can mistakenly add one or more pictures to the wrong listing. We will flag the listing by unpublishing it and we will send the user an email with a copy of the picture that has been duplicated. Once the correction is made which would usually involve deleting the duplicated picture from the wrong listing, the user will inform us of the correction and the listing will be published. 


2. Duplicate Listing (Listing the same property more than once)

Every listing added to the account under each category has a life span of 2 years and is permanently expired at the 2-year mark. For this reason, a user should not add that property again in the same category for another 2 years.

For example, a 2 Bedroom has been added under the for sale category because the landlord would like to sell it but the landlord also wants a tenant in the time being; the 2 Bedroom can also be added under the for sale category. This means the property has been advertised twice under two different categories. This property cannot be added again for sale or for rent for another 2 years.

Another example - a 3 bedroom for rent is added on 1 Oct 2020, this cannot be added again until 1 Oct 2022.

What needs to be done

The system will automatically expire listings older than 2 years. If a user adds a listing younger than 2 years twice, the system will automatically unpublish the newer one and republish the older one. If the user would like to make an older listing more visible by making it appear at the top of the search with newer listings, the user would need to subscribe to a plan that gives them the boosting benefit. The boost helps push older listings to the top and is the best way to achieve more visibility.


3. Listing Multiple Properties

A listing should only have information for one property at a time. This means if you have multiple properties in the same location or otherwise, you should create a unique listing for each one. 
Example 1: if you have 2-bedroom, 3-bedroom and 4-bedroom properties in an Amen Estate, you should have 3 different listings, one for each property type. 
Example 2: If you have a 2-bedroom detached duplex, 2-bedroom semi-detached duplex and 2-bedroom bungalow all in Amen Estate or at different locations, you should have 3 different listings, one for each property type. 
Example 2: If you have a 2-bedroom detached duplex for rent at N3,000,000 and another 2-bedroom detached duplex for rent at N6,000,000, you should have 2 different listings, one for each property type due to the difference in price.
The advantage of listing properties separately
Property seekers who visit our website use our filters to narrow down their search. They filter by the area, house type, number of bedrooms and price and if two or more properties of different categories, types and/or prices are advertised under one listing, they will not get the exposure they require.
What needs to be done
When we come across a listing with multiple properties, we will remove all but one of the property details from the listing. We will then email you with the details of what was removed and ask you to list them separately. 
 
4. Listing Invalid Pictures
Pictures added to an advert should always be a true reflection of the property being advertised. The standard and presentation of the pictures should be of respectable quality. Below are examples of picture qualities that are considered invalid and may be deleted.
a. Pictures that are slanted or blurry
b. Screenshots of pictures 
c. Pictures with people’s faces visible in them
d. Avatars or doctored pictures
e. Pictures with our competitors watermark on them
f. 3D pictures when a property is not still under construction (If the property is still under construction please specify this on the listing description)
g. Pictures not relating to a property
h. Inappropriate pictures
The advantage of using valid pictures
Using appropriate pictures increases the integrity of your advert. Property seekers are more attracted to listing with pictures that are appealing in the way they are presented. 
What needs to be done
Pictures that are invalid will get deleted and an email sent to the user to inform them of this. You do not need to take any action.

5. Listing with Discriminatory content
We are aware that some property owners prefer to have tenants from certain tribes and gender. However, we cannot allow discriminatory content on our website as these impact our integrity as a company. We believe in equal rights and mutual respect for all Nigerians and have colleagues from different tribes and genders working with us.
What needs to be done
Discriminatory content is removed if found and an email is sent to the user informing them of what was removed. 

6. Listing Invalid Listing
On our website, we only market properties in real estate. Real estate is property consisting of land and the buildings on it, along with its natural resources such as crops, minerals or water, immovable property buildings or housing in general. 
Personal property, which are items not permanently attached to the land, such as vehicles, boats, oil rigs, jewellery, furniture, tools and the rolling stock of a farm.
What needs to be done
Invalid listings get deleted and an email is sent to the user informing them of this.

7. Listing International Properties
Only properties within Nigeria can be advertised on our website. 
What needs to be done
Any international property advertised will be deleted and an email is sent to the user informing them of this.
